Today I assisted a customer who was purchasing a home that was built in 1988, but was having 47,000 worth of renovations and updates to the property before she moved in.
Her main concern was making sure the property was insured, while the repairs and updates were being made, even though she WOULD NOT occupy the property until this was complete.
The loan she was getting to finance the property provided her 187,000 to purchase the property, and an additional 47,000 to make the renovations.
In cases such as this, a builders risk policy may be the best option.
Builders risk policies basically insure the property while the property is being constructed or renovated, and in many cases the materials that will be left on the property during the construction will be covered for theft as well.
Now, each insurer will have its own specifications and limitations, but the premise is the same.
Another name that many residential home insurers are using to identify similar policies such as this is “dwelling under construction” policy. There may be limitations to what is covered by theft based on the occupancy of the property, but this type of policy is what you will need if you are purchasing a home that is not fully constructed, or undergoing significant renovations.
